Is it an elevated home? Some areas need flood insurance. Does it have a homeowner’s association fee, a condo-high rise with condo fees, or assessment fees? We get licensed inspectors to do a thorough inspection, including plumbing, electrical, HVAC, appliances, roof, wood destroying-organism (pest) inspection. Is there a garage conversion that has not been permitted? We need to know if the work has been done by a licensed contractor, up to building code compliance, and meets required standards.
Escrow and Closing Costs
When you purchase a home, there will be closing costs which include fees for processing, title insurance, closing, title search, mortgage taxes, appraisals, and more. Within closing costs, there are third-party fees that come from companies that don’t work for mortgage lenders yet provide essential services like escrow.
